In general, lease-to-own refers to methods by which a lease contract provides for the tenant to eventually purchase the property.

1.0.1.0 Added translations

One common lease-to-own strategy is to include an option to purchase provision in the lease.
This clause states that the tenant may purchase the leased premises during a particular time period and according to the terms specified in the lease agreement.

This mod enables to purchase leased equipment at the price reduced by the leasing installments paid to date. Lease rates and fees remain as defined in the base game.

The purchase fee reduction is limited to 20 hours of operation and 3 years of leasing duration. All installments paid over these limits do not decrease equipment price – base game standard leasing conditions are in effect.

The residual value of the post-lease vehicle is 22% of the initial price. It is designed to prevent negative vehicle purchase fees – purchasing long-overdue leasing may not add money to the tenant’s account.

Example 1:
Target residual value reached (both lease period and operating time fully utilized)
The equipment cost was 100 000, and owned decided to purchase it after 3 years. The total operating hour’s count is 20.
Initial base fee (2%) = 2 000
Monthly installments paid (1% x 36) = 36 000
Operating hours paid (2.1% x 20) = 42 000
The leasing agreement is fully utilized (all 36 months)
Purchase cost = 22000
Total cost = 102000 (102% of store price)

Example 2:
Neither the operating hours limit nor the lease period reached
The equipment cost was 100 000 purchase happened after 2 years. The total operating hour’s count is 10.
Initial base fee (2%) = 2 000
Monthly installments paid (1% x 24) = 24 000
Operating hours paid (2.1% x 10) = 21 000
The leasing agreement is utilized in 2/3rd = 666 to be returned
Purchase cost = 54 334
Total = 101 334 (101.33% of store price)

Example 3:
Lease period is overdue, operating hours limit exceeded
Equipment cost was 100 000 purchased after 4 years. The total operating hour’s count is 30.
Initial base fee (2%) = 2 000
Monthly installments paid (1% x 48) = 48 000
Operating hours paid (2.1 x 30) = 63 000
The leasing agreement is fully utilized (36+ months)
Purchase cost = 22 000 (residual value)
Total = 135 000 (135% of store price)
Note that the total leasing cost in the game is 113 000 which is 113% of the initial shop price. Without mod the money is lost – the player can either keep paying fees increasing the total cost or return the vehicle with no foundation whatsoever.

Example 4:
Purchase immediately after leasing
Equipment cost was 200 000 purchase after 0 months. The total operating hours count is 0.
Initial base fee (2%) = 4 000
Monthly installments paid (1% x 1) = 2 000
Operating hours paid (2.1 x 1) = 4 200
Leasing agreement not utilized at all (4 000 to be returned)
Purchase cost = 189800
Total = 200 000 (100% of store price)

The mod does not interact with saved game files. No new save game is required, and disabling the mod does not break the save.
